Hampstead sits on one of the highest points in London, and the geography shapes almost everything about living there — the steep streets, the Heath, even the tube station’s engineering. NW3 covers Hampstead itself along with Belsize Park, Swiss Cottage, Frognal, Gospel Oak and part of South End Green, mostly within the London Borough of Camden, with a small northern edge (around North End) crossing into the Borough of Barnet.

They’re about how far a lorry can actually get up a steep, narrow village street, how far in advance Camden needs notice for a parking bay, and whether a period conversion’s staircase will take the furniture. Hampstead NW3 Areas: The Village, the Heath and the Edges

Hampstead Village — the historic core around Heath Street, Church Row and Flask Walk — is the most recognisable part of NW3: steep lanes, Georgian terraces, and a high street that still feels more market town than London suburb. To the east, Belsize Park has a more Victorian, garden-square feel. Swiss Cottage, to the south, is denser and more built-up, with mansion blocks and the Camden civic buildings around the Finchley Road junction. Hampstead Heath itself, at 790 acres, borders the village to the north and effectively separates Hampstead from Highgate and Golders Green.

One boundary worth knowing: Hampstead Garden Suburb, despite the name, is a separate place entirely — it’s in the N2/NW11 postcodes and the London Borough of Barnet, not NW3 or Camden. If a property is advertised as “near Hampstead Garden Suburb,” check the postcode before assuming it’s in NW3.

Hampstead NW3 Transport: The Deepest Tube Station in London

Hampstead station is a genuine London record-holder: at 58.5 metres (192 feet) below street level, it has the deepest platforms of any station on the Underground network, and the deepest lift shaft too, at 55 metres. There’s never been room to fit escalators, so it’s lifts only — plus an emergency spiral staircase of 320 steps, which the odd fitness enthusiast climbs for fun. The station sits on the Northern line’s Edgware branch, between Golders Green and Belsize Park, on the zone 2/3 boundary.

Beyond Hampstead station itself, Belsize Park (Northern line) and Finchley Road (Jubilee and Metropolitan lines) cover the eastern and southern edges of NW3. Hampstead Heath station, on the London Overground, sits at the southern edge of the Heath and is useful for the Gospel Oak direction. Buses 46, 268 and C11 run through Hampstead village itself.

Driving into the village is where moves get complicated. Streets like Flask Walk, Church Row and the lanes around Holly Bush Hill are narrow, steep, and largely unsuited to anything larger than a Luton van without careful planning — this is one of the first things we check on a Hampstead survey.

Best Schools in Hampstead NW3: Primary, Secondary and Independent

Catchment areas in Camden can be tight — sometimes under half a mile for the most sought-after primaries — and Ofsted no longer issues the old single-word “Outstanding/Good” judgements it once did, so check each school’s current inspection report directly rather than relying on a rating you might see quoted secondhand.

State primaries: Fitzjohn’s Primary School on Fitzjohns Avenue, Fleet Primary School, New End Primary School, Holy Trinity CofE Primary School on Trinity Walk, and Hampstead Parochial CofE Primary School on Holly Bush Vale.

Secondary schools: Hampstead School is the main state comprehensive serving the area — worth noting its address is actually on Westbere Road in West Hampstead, postcode NW2, a short distance from Hampstead village itself.

Independent schools: University College School (UCS) on Frognal is one of London’s best-known boys’ day schools (co-educational sixth form), founded in 1830. South Hampstead High School on Maresfield Gardens is a long-established girls’ day school. St Anthony’s School on Fitzjohns Avenue is a Catholic prep school for boys aged 4–13. The King Alfred School is also often mentioned alongside Hampstead schools, though its address is actually in Golders Green, NW11.

Things to Do in Hampstead NW3: Attractions and Landmarks

Hampstead Heath is the reason most people know the area at all — 790 acres of genuinely wild-feeling parkland with sweeping views from Parliament Hill and the bathing ponds (Ladies’, Men’s and Mixed) that draw open-water swimmers year-round. Kenwood House, on the northern edge of the Heath, is free to enter and holds a world-class art collection including a Rembrandt self-portrait, inside a Robert Adam-remodelled 18th-century villa.

In the village itself: Fenton House, a National Trust 17th-century merchant’s house with a walled garden, is ticketed. Keats House, where the poet lived and wrote “Ode to a Nightingale,” is also ticketed and run by the City of London Corporation. Burgh House, Hampstead’s local history museum, is free. 2 Willow Road, a modernist house designed by Ernő Goldfinger, is another National Trust property nearby. Church Row and Flask Walk remain two of the best-preserved Georgian streets in the area, and the Everyman Cinema on Holly Bush Vale is a long-standing local fixture.

Over the twelve months to 31 March 2026, the average sold price across the NW3 postcode was £1,568,184, with Hampstead itself (the specific area, as opposed to the wider postcode) averaging £1,538,478.
