Notting Hill’s global reputation rests on pastel-coloured terraces, Portobello Road and a 1999 film — but the area itself spans more postcodes than most people realise. The genuinely iconic streets, including most of Portobello Road, Westbourne Grove and Ladbroke Grove, sit in W11, while the eastern and southern fringes closer to Bayswater fall into W2, and the northern edge towards Kensal Green touches W10. All of it sits within the Royal Borough of Kensington and Chelsea (RBKC).

We’ve been conducting removals in Notting Hill since we started out in business, and the practical side of a W11 move tends to come down to a familiar set of things: narrow stucco terraces, tight stairwells, and RBKC’s parking suspension process, which needs sorting well before moving day. This guide covers the area itself, plus what genuinely matters for planning a move here.

Notting Hill W11 Areas: Portobello Road, Ladbroke Grove and the Hill Itself

Notting Hill Gate, the busy street that gives many visitors their first impression of the area, is actually well south of the hill that gives Notting Hill its name — the summit sits further north, around the junction of Ladbroke Grove and Kensington Park Gardens. Around Portobello Road, the area is at its most recognisable: colourful stucco terraces, antiques stalls, and a market that runs almost the full length of the street. Ladbroke Grove, running roughly parallel, connects the area north towards Kensal Green. Further west, the streets around Holland Park border sit among the most expensive in the postcode, backing onto private communal gardens.

Every August Bank Holiday weekend, the streets around Ladbroke Grove and Portobello Road host the Notting Hill Carnival — one of the largest street festivals in the world, with roots in the Caribbean carnival traditions brought to Britain by the Windrush generation from the late 1940s onward. If your move falls near Carnival weekend, expect significant road closures and crowds across much of W11.

Notting Hill W11 Transport: Three Stations, Three Different Lines

Notting Hill Gate station, on the Central, Circle and District lines, is the busiest and most central option, sitting at the southern end of Portobello Road. Ladbroke Grove and Westbourne Park, both on the Hammersmith & City and Circle lines, cover the northern part of the area and sit closer to the market’s antiques and vintage sections. Holland Park, on the Central line, serves the southwestern edge near the RBKC border with Holland Park itself.

Buses along Notting Hill Gate and Ladbroke Grove cover the rest of the area well, and Paddington, a short journey away, adds mainline rail and Heathrow Express connections.

Best Schools in Notting Hill W11: Primary, Secondary and Independent

As with schools everywhere, Ofsted no longer issues its old single-word “Outstanding/Good” overall judgements, so check each school’s current inspection report directly rather than a rating quoted secondhand. RBKC operates a distance-based admissions system for its schools, and catchment areas for the most sought-after primaries can be extremely tight.

State primaries: Colville Primary School, in the heart of Portobello Road, is federated with Marlborough Primary School. Thomas Jones Primary School, near Ladbroke Grove, is a single-form entry community school with a strong local reputation. Saint Francis of Assisi Catholic Primary School, on Treadgold Street, serves the local Catholic community.

Independent schools: Norland Place School, just off Holland Park Avenue, is a long-established co-educational prep school. Notting Hill Preparatory School, on Lancaster Road, is a co-educational day school known for its emphasis on independent thinking. Worth noting: Fox Primary School and Wetherby School, both commonly grouped with “Notting Hill” schools in local conversation, actually sit just over the postcode boundary in W8 and W2 respectively — and Notting Hill and Ealing High School, despite the name, is based in Ealing, W13, several miles away.

Things to Do in Notting Hill W11: Attractions and Landmarks

Portobello Road Market, running almost the length of the street from Chepstow Villas to Golborne Road, is one of the world’s best-known antiques markets, with Saturdays drawing the largest crowds. The Electric Cinema, on Portobello Road, opened in 1910 and is one of the oldest working cinemas in Britain — a Grade II* listed building that became Britain’s first Black-owned cinema in 1993.

The Notting Hill Carnival, held every August Bank Holiday weekend, began in the mid-1960s as a community response to the tensions of that era and has grown into one of the largest street festivals in the world, drawing well over a million visitors to the streets around Ladbroke Grove. Away from the crowds, Ladbroke Square Gardens is one of the largest private communal gardens in London, and the area’s private garden squares more broadly are a defining feature of Notting Hill’s residential streets, even though most aren’t open to the public.

Conservation area coverage Kensington and Chelsea has 38 conservation areas covering roughly 70–73% of the borough — one of the highest concentrations in London. Renovating after a move here will very likely need planning permission rather than relying on permitted development rights.

Carnival weekend If your move falls near the August Bank Holiday, expect significant road closures and crowds around Ladbroke Grove and Portobello Road — worth avoiding that weekend if your moving date is flexible.
Narrow terraces and communal gardens Many of W11’s stucco terraces have narrow original staircases, and properties backing onto private garden squares can have restricted vehicle access — confirm both with your removal company at survey stage.

Notting Hill Property Types: Pastel Terraces, Stucco Townhouses and Garden Squares

Notting Hill’s housing stock is instantly recognisable: rows of pastel-painted Victorian terraces, white stucco-fronted townhouses, and streets built around private communal garden squares. Detached villas and modern developments appear in smaller numbers, particularly towards Holland Park. Flats make up the majority of sales across the area, largely from period conversions in the Victorian terraces, though the grandest garden-square houses remain some of the most expensive property in London.

With 38 conservation areas across RBKC covering the majority of the borough, a large share of Notting Hill’s housing sits under stricter planning controls than un-designated parts of London — worth checking before committing to renovation plans after a move.
