Ascot is best known worldwide for one week in June, but the SL5 postcode itself is a genuinely different proposition from the racecourse crowds — a cluster of villages in the Royal Borough of Windsor and Maidenhead (RBWM), Berkshire, on the doorstep of Windsor Great Park. SL5 covers Ascot itself along with Sunninghill, Sunningdale, Cheapside, North Ascot and South Ascot, and parts of Warfield and Winkfield — each with a noticeably different feel despite sharing a postcode.

We’ve been moving people in and out of Ascot since 2002, and the practical side of an Ascot move looks quite different from a central London one. Properties tend to be larger, driveways and gated entrances are common rather than exceptional, and the real planning questions are about long private drives, gravel access, and RBWM’s parking suspension process rather than narrow terraced streets. This guide covers the area itself, plus what genuinely matters for planning a move here.

Ascot SL5 Areas: Villages, Not One Town

SL5 isn’t a single place so much as a loose cluster of villages that grew up around the racecourse and the railway. Ascot itself, around the High Street and station, is the commercial centre. Sunninghill, immediately south, is more residential with its own high street and church. Sunningdale, further south again towards the Surrey border, has its own station and is known for its championship golf courses. North Ascot and South Ascot are quieter, more suburban pockets either side of the racecourse. Cheapside, to the west, is smaller and more rural still, close to Windsor Great Park.

Worth knowing before comparing addresses: despite sitting right on the Surrey border and being commonly (and sometimes mistakenly) described as a Surrey village, Sunningdale — like the rest of SL5 — is in Berkshire, administered by the Royal Borough of Windsor and Maidenhead, not Surrey County Council.

Ascot SL5 Transport: Two Stations on the Waterloo Line

Ascot station and Sunningdale station both sit on the Waterloo to Reading line, run by South Western Railway, with journeys to London Waterloo taking around 50 minutes. Ascot station is also a junction for the Ascot to Guildford line, giving it slightly more onward options than Sunningdale. Neither station is in the London Oyster card zone, so factor in mainline rail fares rather than TfL pricing. Sunninghill itself has no station of its own — residents typically walk or drive to Ascot or Sunningdale depending which side of the village they’re on.

By road, the M3, M4 and M25 are all within easy reach, and Heathrow is around 25 minutes away — a genuine advantage for anyone travelling internationally on a regular basis. Around Royal Ascot week in June, expect significant extra traffic and demand for parking across the whole area, regardless of which village you’re in.

Best Schools in Ascot SL5: Primary, Secondary and Independent

As with schools everywhere, Ofsted no longer issues its old single-word “Outstanding/Good” overall judgements, so check each school’s current inspection report directly rather than a rating quoted secondhand. Note also that “Ascot” schools aren’t always in the same local authority — some sit in RBWM, others in neighbouring Bracknell Forest, despite being a short walk from each other.

State primaries: Ascot Heath Primary School, South Ascot Village Primary School on All Souls Road, St Michael’s CofE Primary School in Sunninghill, Holy Trinity CofE Primary School in Sunningdale, St Francis Catholic Primary School in South Ascot, and Cheapside CofE Primary School.

Secondary schools: Charters School, on Charters Road in Sunningdale, is the main state secondary serving the area.

Independent schools: St Mary’s School Ascot, a Catholic girls’ day and boarding school founded in 1885, sits within RBWM. Heathfield School, another well-known girls’ boarding and day school on London Road, is often described as an Ascot school but is actually administered under Bracknell Forest, not RBWM — worth knowing if the distinction matters for any local authority services. The Marist School, a Catholic school in Sunninghill, is another long-established independent option in the area.

Things to Do in Ascot SL5: Attractions and Landmarks

Ascot Racecourse, founded by Queen Anne in 1711, is the obvious headline attraction — 179 acres hosting 26 racedays a year, including the five-day Royal Ascot meeting each June, one of the most famous events on the British social calendar. Outside race days, the racecourse also hosts concerts and corporate events.

Just outside SL5 itself, Windsor Great Park is a 5,000-acre royal park free to enter, encompassing the Long Walk, Virginia Water Lake and ancient deer park. Within the park, The Savill Garden is a 35-acre ornamental garden commissioned by George V in the 1930s — entry is ticketed, and it’s worth noting its postcode is actually TW20, in the Egham/Englefield Green area, rather than SL5. Championship golf courses at Sunningdale and Wentworth are a significant part of the area’s identity, alongside smaller local courses.

Conservation area coverage RBWM has 27 designated conservation areas, including Sunningdale itself. Renovating or extending after a move here may need planning permission rather than relying on permitted development rights, particularly for period or listed properties.
Parking suspensions RBWM charges £70 for a parking suspension to facilitate a residential move, and requires 28 days’ notice in total (which includes a 14-day period for displaying suspension notices on street). Apply as soon as your move date is confirmed — this is a longer lead time than many London boroughs.
Long driveways and gated access Many SL5 properties, especially detached houses set back from the road, have private driveways, gravel surfaces, or electric gates. Confirm access and any gate codes or intercom arrangements with your removal company well before moving day.
Royal Ascot week If your move falls around the five-day Royal Ascot meeting in June, expect significantly heavier traffic and parking pressure across the whole area — worth avoiding that week if your moving date is flexible.

Ascot Property Types: Detached Houses, Gated Driveways and Village Cottages

Ascot’s housing stock looks quite different from a typical London postcode. Detached houses dominate — large plots, private driveways, and in many cases gated entrances, particularly around North Ascot, Sunninghill and the roads bordering Windsor Great Park. Semi-detached and terraced housing is more common in the village centres and around South Ascot, and flats make up a smaller share of the market than in almost any London postcode we cover. Sunningdale and Sunninghill both retain older cottages and Victorian village housing alongside more recent executive-style developments.

With 27 conservation areas across the borough, including Sunningdale itself, a meaningful share of SL5’s housing sits under planning controls that go beyond standard permitted development rights — worth checking before committing to any renovation plans after a move.

Ascot Property Prices: What SL5 Homes Are Actually Selling For

Estate agent guide prices are one thing; what people actually paid, recorded by HM Land Registry, is another. Over the twelve months to 31 March 2026, the average sold price across the whole SL5 postcode was £913,135.

SL5 House Price Trends: Ascot’s Market Direction

Ascot house prices peak vs current Ascot’s trend over the past year has been softer than several other areas we track: sold prices were down 6% on the previous year and down 13% on the area’s 2022 peak of £953,246 — a more pronounced correction than we’ve seen in comparable London postcodes over the same period.

Ascot SL5 Removals Checklist: Before Moving Day

A few things worth sorting before the van arrives:

  • Confirm driveway, gate and access arrangements at your new property well ahead of survey day — many SL5 homes are set back from the road behind gates or long private drives.
  • Apply for an RBWM parking suspension in good time if your move needs one; the borough’s 28-day notice period is longer than many London councils.
  • If your move falls near Royal Ascot week in June, check local road closures and traffic in advance, or consider shifting your date if you have flexibility.
